Washington Boulevard Condos

A 19th century warehouse is being converted to retail and residential condo use. PAA worked closely with the community, with CHAP and with the Planning Department to reach a consensus on the best uses for the property and to meet the design criteria established for the Ridgeley’s Delight Historic District. The result is a project enthusiastically supported by the Community and the City and which will add value to the neighborhood.

The existing building, a structure cobbled together (prior to 1896) from as many as six original buildings, constitutes 33,582 gross square feet on three floors, including basements. Eighteen living units averaging 1200 sf in size and 3545 sf of retail space will be provided, along with on-site parking for the residents. The bulk of the parking will be located within a ground level garage.

The design features restored facades and a new fourth floor housing living units set back from the cornices about ten feet, community space and shared terraces with great north and south views of Baltimore City. The fourth floor addition is finished in stucco and contains cornice and trim detailing compatible with the building’s original, historic detail. Existing metal cornices will be restored and brick cleaned, repaired and re-pointed. Openings, for the most part, will be restored to their original dimensions. Overhead door access to the garage will be patterned after carriage house doors. Awnings will be provided on the Portland street side for the condo and retail entrances and the existing concrete sidewalk will be replaced with brick pavers and concrete curb.
